Virginia Alternative Septic System Inspections

Eco Virginia's team of highly trained professionals guides you through the complicated regulatory landscape of Virginia's required alternative septic system inspections… before it's too late.

What is O&M?

"Operations and Maintenance" (O&M) is a term used to define the requirements set forth by the Virginia Department of Health to ensure your Alternative Onsite Septic System (AOSS) is functioning properly.

Regulations were placed in effect on Dec. 7, 2011, and are retroactive for all alternative systems. The requirements for O&M vary based on several factors (system type, size, etc.). The information contained below represents the majority of typical residential alternative systems in Virginia that have General Approval, but certain systems have additional requirements beyond the ones identified below. There are two different sets of requirements, depending on when the original application was made to construct the system on your property.

The Difference is the Date

Applications to construct an alternative onsite septic system that were submitted to the local health department PRIOR to Dec. 7, 2011, are required to have an annual inspection performed by a Licensed Operator and an inspection report filed with the Virginia Department of Health.

Applications to construct an alternative onsite septic system that were submitted to the local health department AFTER Dec. 7, 2011, are required to have an initial inspection performed by a Licensed Operator within 180 days of the issuance of the Occupancy Permit (OP) and a lab analysis of a sample from the treatment unit to determine if the unit is functioning within the design parameters. After the initial 180-day inspection, additional inspections are required annually thereafter and the treatment unit sampled every 5 years.
